General Contractor & Construction Management — Southwest Florida

Find answers to common questions about working with IBA. We serve Southwest Florida with general contracting, new construction, remodels, repairs, and multiple trades. If you do not see your question below, contact us or request a quote.

Getting Started & Estimates

Contact us by phone, email, or through our Get a Quote form. Tell us about your project—type of work, location (county or address), and timeline. We will schedule a consultation to discuss scope and provide a clear, itemized estimate. All estimates are prepared in our system and tied to one project record so there is a single source of truth from quote to completion.

IBA serves Southwest Florida in four counties: Lee, Collier, Charlotte, and Sarasota. This includes Fort Myers, Cape Coral, Naples, Bonita Springs, Estero, Punta Gorda, Venice, Sarasota, and surrounding communities. We are familiar with local permit requirements and building departments in these areas.

We offer general contracting and construction management for residential and select commercial work: new home construction, remodeling and repairs, and trade work including HVAC, plumbing, electrical, roofing, and concrete. We can coordinate full-scope projects or individual trades. Every project is managed in one platform so you get clear estimates, schedules, and job costing from start to finish.

Projects & Timeline

Timeline depends on scope. A simple bathroom or single-trade job may take several weeks; a full kitchen or whole-house remodel often runs 12–24 weeks from contract to completion. New home construction typically runs longer and includes design, permitting, and build phases. We provide a detailed schedule during the planning phase and keep you updated through our project system. Weather and permit timing can affect dates; we communicate changes promptly.

Yes. Changes are handled through formal change orders. We document the change, update the estimate and schedule, and get your approval before proceeding. Our system tracks change orders so your budget and timeline stay clear. Discuss changes as early as possible to minimize cost and delay.

We address surprises with transparency. If we find an issue (e.g. hidden damage, code requirement), we communicate it quickly, explain options, and provide a revised scope or change order when needed. Our project and job-costing system keeps everything documented so you see the impact on your budget and schedule before approving.

Most construction, remodeling, and trade work in Florida requires permits to meet the Florida Building Code. We identify what permits are needed for your project and pull permits in the counties we serve. Permit timing is included in the schedule. Work is inspected by the local building department. Minor repairs or cosmetic-only work may not require a permit; we will advise you during the estimate.

Licensing & Compliance

Yes. IBA is properly licensed to perform construction work in our service area and carries appropriate general liability and workers’ compensation insurance. We also require all subcontractors and vendors to maintain current Certificates of Insurance (COI) and W9 forms. County licensing for Lee, Collier, Charlotte, and Sarasota is tracked in our system; we do not assign work to anyone whose compliance has lapsed.

It depends on the scope. For a single room or limited trade work, many clients stay in the home. For a full kitchen remodel, whole-house renovation, or major structural work, temporary relocation is often more comfortable due to dust, noise, and limited access. We will discuss options during planning and can phase work to minimize disruption where possible.

Payment & Change Orders

Payment terms are set in your contract. Typically, we use progress billing tied to schedule milestones or draw schedules for larger projects. Invoices are generated from our system and reflect the current scope plus any approved change orders. We can discuss payment options when we prepare your proposal.

Yes. Clients with an active project can use our client portal to view project status, documents, schedules, and communications. You can approve change orders and stay updated without having to call. Access is secure and limited to your project. We will provide login details when your project is set up.
